Pricing factors roofing flat roofing
There are several factors and choices that affect the total cost of flat roofing. The most heavily weighted factors on the total price are:
-
The total area of the roof
Logically, the larger area of the roof, the more material and labor is required to cover the roof. -
Insulation or no insulation?
Do you choose to have insulation installed under the roofing? Then the price is slightly higher, but you will reap the benefits of good insulation. In the long run, you will more than recoup this investment with lower energy bills. -
Remove old roofing or not?
Do you choose a type of roofing that can be placed over the existing roofing or should the old roofing be removed first? Removing old roofing takes more time and labor and this leaves the price higher than if the new roofing can be placed over the old roofing. -
Difficult to reach / difficult to reach roofs
Roofs that are more difficult to reach require even more time and work than a normal roof. Here it is important that our roofer works very specialized and precise in order to provide roofing on difficult roofs as safely as possible. This accuracy means that the price is slightly higher, but this way you are assured of excellent custom work.

Types of roofing flat roof and which choice is best?
The best type of roofing for your flat roof depends greatly on your personal needs. Do you want a roofing material that requires virtually no maintenance or do you enjoy doing some odd jobs around and around the house? Depending on your needs, one of the following types of roofing fits best in the case of a flat roof:
Bitumen roofing
Over the years, the use of bitumen roofing materials has increased dramatically. The most common type is polymer-based bitumen, such as SBS and APP. These materials are very strong and resistant to cracking because they are coated with fiberglass or polyester. APP is resistant to high temperatures and UV light, which is why this material can be used well without finishing with a ballast layer. SBS sticks better than APP, but is more sensitive to high temperatures and sunlight. SBS is additionally finished with a protective layer to allow application without a ballast layer.
EPDM roofing
This form of roofing is very durable and lasts up to 30 years. EPDM is a synthetic rubber and can be placed on the roof in one custom-made piece. The specialists at Roofers 24/7 glue the EPDM sheet onto the roof or attach it using hot air. In the latter option, special EPDM foil is attached to the inside of the sheet, when heated this becomes liquid and the EPDM sheet can be attached. The disadvantage of EPDM is that there can be problems with the seams and connection of the edges.
PVC roofing
Another form of synthetic roofing is PVC. PVC is a plastic film available in rolls. Our specialists attach the PVC in overlapping strips with glue or by hot air. While this type of roofing is more sensitive to UV rays and sunlight, the seam and edge connections are often better than with EPDM. PVC roofing can also be used on top of an existing layer of bitumen if a special foil is used.
Green roofing
A green roof is usually insulated using PVC roofing membrane combined with a fiberglass reinforcement. This protects the membrane from root growth. If you have green fingers and enjoy being busy with your home/garden, a green roof (also called a roof garden) is definitely an interesting option.
Repair roofing flat roof
The roofing on a flat roof generally gets more abuse than a pitched roof. Therefore, damage or leakage may occur to the roofing on your flat roof. It is important to have this repaired as soon as possible to prevent worse damage to the roof. Flat roof repair can be done locally for minor damages and leaks. In case of overdue maintenance or major damage/leaks, it is recommended to replace the entire flat roof covering immediately. In addition to this consideration, you can think about adding (renewed) insulation to the roof.
The experienced roofers at Roofers 24/7 handle the entire roof repair process hassle-free, quickly and with a warranty.
Environmentally friendly roofing
In the times we live in, environmentally conscious and ecological choices are becoming more and more important to make. Not only for ourselves, but also for future generations. We therefore see the demand for eco-friendly roofing increasing. The most commonly chosen eco-friendly roofing material is a green roof, also known as a roof garden.
Green roofing
A green roof is a combination of any of the above roofing types, combined with the installation of vegetation. The vegetation on a green roof can consist of all kinds of mosses, succulents, grasses and other plant species of your choice. However, it is important that the vegetation does not overload the construction of the roof.
Besides being environmentally conscious, a green roof offers several other benefits:
- Natural additional insulation of the roof;
- Beautiful and ecological appearance;
- Longevity;
- With conscious choice of vegetation, the green roof can be completely maintenance-free.
Chimney leakage prevention
Prevention is always better than cure. You can’t prevent a storm, of course, but there are some things you can look out for to prevent a chimney leak.
- You can preventively examine your roof for shifted tiles, a distorted lead edge or other broken or porous spots.
- Moss around the ridge of your roof will eventually cause porous masonry under the ridge.
- A clogged gutter causes water to accumulate and can cause leaks.
Insulating a flat roof
There are different methods of roof insulation for flat roofs. Depending on your needs, the existing roof construction and free space, we will choose the best insulation method in your situation. The different types of roof insulation for flat roofs are:
-
Warm flat roof
Insulating a flat roof using the warm roof method involves insulating the flat roof from the outside. The advantage of this is that the roof structure is also insulated. -
Cold roof
Insulating a flat roof using the cold roof principle means that the flat roof is insulated from the inside. The supporting structure of the roof is not insulated. -
Reverse flat roof
When reverse insulating a flat roof, the insulation is laid on top of the existing roofing. This type of insulation is commonly used on roofs that are walked on, such as the roof of an extension or shed.
