Besides the different options for raising your roof, there are also numerous choices that can reduce the price or increase it. - Have your property with a flat roof raised with a flat roof
Does your property have a flat roof and would you like to have it raised with an additional floor? In the most favorable case, the roof structure of the house does not need to be renewed, so you only have the cost of raising the house incl. the roof. The average total price for such a project is around €25,000. - Raising a relatively old roof
Do you own a property with an old roof and wish to have the roof raised? In many of these cases, the supporting structure is not sufficient to support the elevation. Therefore, support of the supporting structure or even complete replacement of the roof structure will be a requirement. This additional work is costly and time-consuming.
The average total price for such a project is about €35,000.

As we mentioned above, the type of finish on the new roof is also a price determining factor. There is a wide range of different types of roofing nowadays and the prices for these vary enormously. For the finish of the roof and any additional space created, you should expect to pay an average of €450 – €600 per square meter.

Roof raising flat or pitched roof
There are many different types of roofs, so there are also many different options when you start looking into having your roof raised. Does your home or property have a flat roof? Raising your current flat roof can be done in two ways.
Additional floor finished with a flat roof
On a flat roof, you can add a full floor. This can be over the entire area of the roof, or you can choose to partially raise it. Do you want to keep the same look to your home or add a roof garden or roof terrace? Then it is smart to have another flat roof installed on the new floor.
Additional floor finished with a pitched roof
It is also an option to finish the raised floor with a pitched roof. Under the sloping roof you create some extra living space which is sometimes an advantage when choosing this. A sloping roof can be finished with many different types of roofing materials and so the desired look to the house can be achieved. You can also change the look of your home by looking at the different types of pitched roofs:

Mansard roof (mansard roof)
This is a classic roof type with sloping surfaces. The lower part of each inclined roof plane is steeper than the upper roof plane. Dor these pitched roof planes, a mansard roof is also called a broken roof. -
Saddle Roof
A common type of roof is the gable roof. The gable roof consists of two inclined planes that meet in the middle to form an inverted V-shape. A gable roof has a pitch of at least 15°C and can be made as steep as you wish. The steeper the roof, the more living space is created. -
Pent roof
A pent roof has one roof shell with at least a 15°C pitch. This type of roof gives a modern look.

Dormer
Having a dormer installed also falls under raising your roof. A dormer is a smart choice when you want to create limited extra space without having rigorous changes made to the roof to do so. A dormer can be finished with a flat, pitched or pointed roof so that it fits nicely with the rest of your home.

Single-sided ridge raising
The ridge is raised on one side of the roof. This method creates less space than a double-sided ridge rise, but is less expensive. We should add that a single-sided ridge raise often looks less attractive than the double-sided ridge raise. -
Double-sided ridge raising
The ridge is raised on two sides of the roof. More space is created than with a single-sided ridge rise. The appearance of the roof is also better with a double-sided ridge rise. On the other hand, the cost of construction is considerably higher.
From a pitched roof to a flat roof
You can also consider raising your current pitched roof and having it finished with a flat roof. This gives you the opportunity to build a roof garden or terrace and create even more space, both indoors and out.
From a pitched roof to a mansard roof
Changing the type of roof on your home can also offer significantly more space. Changing from an authentic gable roof to a mansard roof immediately offers more space simply because of the design of the mansard roof.

Method of raising roof
So you have been able to read that there are many different choices when raising your roof. Each type of roof raising obviously uses a different method. The professionals at Roofers 24/7 have years of experience in these different methods. We use a clear and efficient step-by-step plan to make the project go as smoothly as possible.
Methods of our roofers:
Step 1 - Checking the structure
Checking the construction of the property is a requirement before starting the project. The construction of the property is leading whether the desired work can be performed immediately or whether additional work is required on the structure. In the latter case, our roofer will provide supporting beams to reinforce the structure. Is a permit required for the roof raise? If so, an inspection by an architect can be part of the permit process.
Step 2 - Preparation of roof structure
The elevation of the roof is accurately measured and marked out, after which the roofer removes the roofing including any insulation material. Now the hole is made to create the roof elevation.
Step 3 - Install elevation on the roof
In the case of a prefabricated roof elevation, the elevation is often prepared in advance by our roofer. This is taken care of in our workshop, so that when installed, the finishing takes no extra time. Do you have a roof raise made to measure? Then our roofer will draw, make and finish the extension on site. This ensures a perfect fit of the roof extension.
Step 4 - Finishing the roof elevation.
In most cases, the finishing of the roof increase is also taken care of by our roofing contractor to your liking. We provide quality roofing, insulation and cladding. Of course our roofer makes sure that your roof extension is and stays completely watertight (this is guaranteed!).
Need a permit to raise your roof?
All forms of raising your roof require an environmental permit. It is important that this permit is issued before the project starts. Almost always the application for an environmental permit requires, among other things, a structural calculation. This calculation should be made by an experienced structural engineer and serves as proof that the construction is strong enough to carry the modifications. If the construction is not strong enough, the structural engineer will provide a structural calculation including a drawing in the construction report. This is leading in the work to make the construction solid and safe before the increase of the roof can and may take place.
Conditions permit roof raising
It is useful to be well informed about the conditions for applying for an environmental permit. You can find the most common conditions here, but please note that these conditions vary from one municipality to another. Receiving a permit for a roof increase often depends on:
- The municipality and its conditions and requirements;
- The surrounding homes and properties and their appearance;
- The type of property (listed, protected face or is this not applicable?);
- Opinions and/or objections of local residents and surrounding property owners (with regard to privacy i.e. more views into the garden, front yard etc.);
- The type of elevation (raising a garage or raising an entire floor, etc.).

Prefabricated roof structure
A fairly new development in the field of roof raising is the prefabricated roof structure. This is a so-called ready-made model which is assembled for you in advance in our workshop. The structure is available in a number of standard sizes and colors. Does your preference deviate from these standard dimensions? Then a prefabricated roof structure is not the right choice for you.
The advantage of the prefabricated roof structure is that it is quickly installed on site thanks to the preparatory work that has already taken place. The installation of a prefabricated roof structure takes considerably less man hours than a handmade roof increase, on the other hand you are forced to stick to predetermined dimensions and colors.
Single-sided or double-sided raising with a precast ridge rise
Raising the ridge is possible both single-sided and double-sided with a prefabricated roof. The advantage of this is that the project does not take weeks to complete and you have a roof raise in a fairly short time. However, also in this case you are bound to standard dimensions and colors, although there are more possibilities with regard to the roof finish.
